Chris Bowers, CCIM, of Eshenbaugh Land Company in Tampa, FL sold 19.82 acres of multi-family land, located at 1087 33rd Street SE, Ruskin, Hillsborough County, FL.
The property is located at I-75 and State Road 674. The sale closed for $850,000 on July 31, 2014.

Chris also closed 1.40 acres with a 1,271 square foot office building and a 2,208 square foot industrial building at 2850 Roosevelt Blvd., Pinellas County, Largo, FL. The sale closed for $320,000 on August 6, 2014.

I recently listed land for a group of investors who bought this property through me twenty years ago in 1994. In reviewing their files, I found my original marketing package that was pretty antiquated, done in black and white with photocopied exhibits. Maps were cut and pasted from 7-11, and aerials were plat books turned upside down on a black and white copier. It made me think about all the changes we have seen in computer programs for creating marketing packages over the 20 years since I did that package. We went through using a flying service to get aerials, which has now become obsolete to contracting with several different mapping programs to find adequate maps that are no longer necessary thanks to Google maps.

TAMPA, Fla. (June 16, 2014) – Ryan Sampson, ALC, CCIM of Eshenbaugh Land sold “Crossroads Brandon” an 18-acre parcel planned for a 450-unit apartment complex. All the offsite obligations and site work have been completed with utilities stubbed out to each pad and retention in place off site. The property is located at the southwest corner of I-75 and the Lee Roy Selmon Expressway in Brandon, FL. The seller was Bebo Holdings, LLC and the buyer was Bainbridge Companies.
